Transport
Given the scale of the development (8000 new residents) - there is a major concern about traffic congestion There is only ONE single point of entry and exit into Project Flourish from Ladbroke Grove
During the 11-15 year construction period (2026-39) there will be 70+ lorries a day, carrying contaminated soil and building materials along the Harrow Road into Ladbroke Grove causing traffic chaos, dust, debris and noise pollution.

Pollution
There are major concerns about air pollution due to increased traffic on Ladbroke Grove (including tyre particulates from electric cars) and on the Harrow Road during the construction phase.
High Rise Tower Blocks
The scale and density of this proposal, including height of buildings, (30 storeys) is completely out of keeping with the local area.
It will have damaging effects on Kensal House and Kensal Green Cemetery with dramatic loss of sunlight and environmental impact on wildlife.
Toxic gasworks : Impact on Human Health
Following health fears at Southall Gasworks reported in the Guardian: on 27 April 2023, there have been a slew of similar reports all over the UK including Brighton, Bath, Derbyshire, Walton on Thames.
The Sainsbury’s site is heavily contaminated with ltoxic chemicals from its former use as a 19th century coke and gas plant., (Arsenic, Cyanide - Blue Billy, Benzene). Local residents are justly concerned about Health Risks.
