The Key Issues

Transport

Given the scale of the development, with on-site parking for 700 cars for shoppers and residents, there is a major concern about traffic congestion on Ladbroke Grove. Ballymore has only made provision for ONE single point of entry and exit into and out of Sainsbury’s.

During the 10 year construction period (2024-34) there will be a steady stream of lorries carrying heavy equipment and building materials along the Harrow Road into Ladbroke Grove causing traffic chaos, dust debris and noise pollution.

Pollution

There are major concerns about air pollution due to increased traffic on Ladbroke Grove (including tyre particulates from electric cars) and on the Harrow Road during the construction phase.

High Rise Tower Blocks

The scale and density of this proposal, including height of buildings, is completely out of keeping with the local area.

It will have damaging effects on Kensal House and Kensal Green Cemetery with dramatic loss of sunlight and environmental impact on wildlife.

Traffic Congestion

Toxic Land

Following recent health fears at a Southall regeneration development on an old Gasworks site, reported in the Guardian: on 27 April 2023, we have learnt that RBKC advised Ballymore in November 2021 to conduct appropriate investigations to see if the brownfield site over the historical Kensal Coke and Gasworks was contaminated. Ballymore must submit detailed findings, including plans for any remedial work that may be required, together with their planning application before it can be approved.
