St William have submitted a REVISED planning application to the Royal Borough of Kensington and Chelsea, for the plot of land formerly occupied by the Kensal Gasworks gasometers. Ballymore: Project Flourish
In 2021, Ballymore announced a strategic partnership with Sainsbury’s to build “Project Flourish”, a £1.7 billion regeneration scheme with 3,500 housing units on the Royal Borough of Kensington and Chelsea’s last remaining brownfield site. The 18 acre site stretches from Ladbroke Grove to N. Kensington. One of the key areas of concern is the threat to resident’s health because of site contamination and airborne toxic gas and dust which could travel up to a radius of 7km into North Kensington, Brent and Westminster. In March 2025, Ballymore submitted revised plans to RBKC re Transport and Contamination issues. Project Flourish was approved by RBKC in November 2025, but as of September 2026 still has to go to the Mayor of London for a final decision.

On July 10th, 2025, St William submitted their application to the Royal Borough of Kensington and Chelsea, to build a housing development of approximately 789 housing units on a smaller plot formerly occupied by the Kensal Gasworks gasometers. There are similar concerns about site contamination and risk to resident’s health from airborne toxins.
